What to consider when buying a flat with children?

Chinese wedding superstitions have forecast 2023 to be a lucky year for marriage, one in which many people will be taking the opportunity to get married and start families. With children, there will be additional factors to consider when purchasing a property. Parents should pay attention to the following points when buying a new home in Hong Kong. 

To establish a good environment for your children, pay attention to the price, age, and location of the building. Also, do your homework on Hong Kong’s school zones, club facilities and living facilities. Generally speaking, in the interest of their child’s education prospects, parents are typically most focused on choosing the right school district for their child. 

The Primary One Admission System is based on the child’s proximity to school. Hong Kong is divided into 36 school zones. Parents fill in their school choice according to the school zone to which their address belongs. 

There are "four major school zones", including Zone 11 (Central and Western), Zone 12 (Wan Chai), Zone 34 (Ho Man Tin), and Zone 41 (Kowloon City). Many of Hong Kong’s top schools are in these zones, subsequently drawing much attention from parents. 

However, it is worth noting that some housing estates may overlap two school districts – so to ensure that you get your school of choice, take note of whether your new address is compatible with your ideal school district.

For example, La Salle Residence is located at No. 6 La Salle Road, Ho Man Tin, yet its residents are unable to choose La Salle Primary School. This is because the apartment complex does not belong to Zone 41 (Kowloon City), but Zone 34 (Ho Man Tin). 

In addition, children are full of energy. Whether there are enough facilities near the housing estate for children to run around to their heart's content is also a major point of consideration. 

Some estates have clubhouses with many new facilities, such as swimming pools, playgrounds and children’s play facilities, which are suitable for families with young children. The downside is that management fees will be more expensive, so buyers will have to make sure they are financially prepared. 

Unfortunately, old housing estates such as Taikoo Shing do not have a clubhouse. Does this mean that they are unsuitable for families with children to buy? 

No. As long as the scale of the community is large enough, with public recreational spaces and large-scale outdoor recreational facilities nearby, your children’s needs can be fulfilled nonetheless. 

In addition, the layout of the unit will also need to be considered. If there are children, it is best to have more than 2 rooms. If the parents do not have the help of the children’s grandparents, they may need to hire a nanny or domestic helper to care for the children. With one more person in the family, the required area will naturally be larger, so do take this into account when purchasing a property.

Pay critical attention to the furnishing and layout of your home. If your children are active or play rough, keep your partitioning and furnishings simple. Child-proof your house: whether your furniture is custom-made or purchased, it should be designed with rounded corners to prevent injuries. 

Some people will choose remote areas in favor of a quiet living environment. But with children, living facilities cannot be ignored, so do address this, especially if location convenience is a priority for your family. Whether there are shopping malls, supermarkets and clinics close to the property is a vital consideration to meet the various needs of your children as they embark on their educational journey.
