賣樓紓困 二手蝕讓屢現

本港失業率不斷惡化,有此市民被迫賣樓,港置胡耀才表示,該行近日促成一宗喜點的二手成交,一個開放式戶以約480萬元「蝕讓」沽出,實用呎價約18,824元,成交價低市價約2%。

沽出單位為喜點中低層F室,向西南望樓景,開放式間隔,實用面積約255平方呎。

西貢村屋全幢蝕12萬離場

新界大額物業錄蝕讓成交。世紀21奇豐物業廖振雄表示,新近錄得西貢北港村雙號屋全幢成交,建築面積2,100平方呎,3房3廳間隔,連約700平方呎天台,望山景。放盤時叫價2,000萬元,減幅達10.6%,累減212萬元,最終以1,788萬元成交,建築面積呎價8,514元。

據了解,原業主於2015年1月以1,800萬元購入上址,持貨5年多至今沽售,賬面貶值12萬元,物業期間貶值約1%。
